We offer a wide range of property management services for Landlords and Homeowners.
For landlords that want to pick and choose their requirements, we offer a comprehensive range of services on a 'pay as you go' basis. Prices are competitive and are dependant on property size. So please get in touch for details. The services we offer are as follows:
Landlord Services Prior To Tenancy:
- Oversee preparing the property for the rental market
- Property marketing including photography and online listing through Openrent
- Manage enquiries, establish suitable applicants and schedule viewings
- Carry out viewings
- Carry out new Inventory inspection – a detailed report on the condition of the property prior to move in
Landlord Services During Tenancy:
- Provide key hand over & check in new tenants on day of move in.
- First point of contact throughout tenancy for maintenance issues. Liaise with Landlord to make final decisions.
- Source contractor and arrange any works that are the responsibility of the Landlord. Quotes subject to Landlords approval. Landlord to pay contractors direct.
- Carry out an interim inspection report every 4 months. Liaise with Landlord regarding such report and advise of any major findings.
- Carry out an end of tenancy Check Out report based on original Inventory
- Checking following reports are in place and up to date, arrange if required. Landlord to pay contractor directly.
Yearly Gas Safety Certification and Service / Yearly Electrical PAT Testing / 5 yearly EICR Test & Certification
Carbon Monoxide Detector and Smoke Alarm Expiry's / EPC - Energy Performance Certificate
Property Management Services for Homeowners
We offer a selection of services for homeowners and can create a
bespoke package depending on your needs. Services offered are:
- Housekeeping
- Cleaning
- Arrange tradesmen for maintenance jobs
- Arrange tradesmen for repair jobs, plumber, electrician etc
Property Management Services for Short Term Rentals
For landlords managing a property on a short term let basis, we offer a selection of support services. Services offered are:
- We offer an 'in person' meet and greet service to hand over keys. Guests are provided with instructions and house rules to help them settle in
- We provide a cleaning and housekeeping service
- Laundry service to include bedlinen and towels
- Support for property owners and guests to manage any property and maintenance issues
